Your EPC certificate shows a D, E or F label? Certain targeted works can significantly improve your score — and therefore the value of your property.
💡 Why this matters: A property rated E sells on average 5 to 10% cheaper than an equivalent property rated C or D. From 2033, F and G properties in Brussels will no longer be allowed to be sold or rented.
The most effective works
1. Roof insulation — major impact
Up to 30% of heat loss escapes through the roof. Insulation of 14 to 20 cm of mineral wool is often enough to gain one or two letters on the EPC certificate.
- Indicative cost: €15 to €50/m² depending on the technique
- EPC impact: very high
2. Replacement of single glazing
Replacing single glazing with double or triple glazing with low emissivity (Ug ≤ 1.1 W/m²K) has a direct and measurable impact on the EPC score.
- Indicative cost: €300 to €600 per standard window
- EPC impact: high
3. Heating system modernisation
Replacing an old oil-fired boiler or outdated gas boiler with a condensing boiler, heat pump or hybrid system can reduce primary energy consumption by 15 to 75%.
What you can do without works: documents
By gathering evidence of works already completed, you can improve the score without additional works:
- Window replacement invoices (mentioning Ug performance values)
- Boiler installation invoices with technical specification sheet
- Periodic heating inspection certificates
- Photos of insulation materials with thickness measurements
⚠️ Important: A quote alone is not sufficient. The invoice + quote are mandatory. A quote without proof of payment has no evidentiary value.
