The EPC (Energy Performance Certificate) is an official document evaluating the energy performance of a property. It assigns a rating from A++ (very efficient) to G (very energy-intensive).
When is it mandatory?
When selling: The EPC certificate is mandatory from the publication of the sales listing. The label must be visible in every advertisement and the certificate must be handed over to the buyer at the authentic deed signing.
When renting: The same obligation applies to rentals. The landlord must have a valid EPC certificate before publishing the rental listing.
From 2031: All Brussels properties will be required to have a valid EPC certificate, regardless of any transaction.
⚠️ Penalties: Brussels Environment can impose an administrative fine of up to €625 per property for a missing EPC certificate. Properties rated F or G will be banned from sale and rental after 2033.
How long is the certificate valid?
An EPC certificate is valid for 10 years, provided no major energy-related works have been carried out in the meantime.
Which properties are exempt?
- Listed buildings or buildings on the conservation list where EPC works are incompatible with their heritage character
- Temporary constructions (planned use ≤ 2 years)
- Industrial and agricultural buildings without residential use
