For the apartment or house
- Floor plan of the apartment or house
- Year of construction — found on the title deed (sale deed), the basic deed or the original plan. A copy via photo/scan is required to certify the building date.
- Lot number of your apartment (co-ownership) — found on the quarterly maintenance charge statement from the property manager, the basic deed or the title deed.
⚠️ IMPORTANT: Make a copy of the complete page containing the lot number + a copy of the 1st page of the sale deed or basic deed to establish a certain date.
- Invoices for works and/or photos of windows, floor/ceiling/wall/roof insulation or insulation materials, mentioning the property address and the types and characteristics of materials used. Photos of insulation materials with thickness measurements are also acceptable.
⚠️ IMPORTANT: A quote alone, without proof of payment, is NOT sufficient. The invoice including the quote reference number + the quote are mandatory.
- Previous EPC certificate
- Regional subsidy application files and grant award notification (proof of award). The application file alone without the award notification is not sufficient.
- Subsequent intervention files (DIU), site reports or photos of works
- Technical specifications for construction projects, if available
- Solar panel installation compliance certificate (photovoltaic)
For the boiler
- Periodic heating inspection certificate AND/OR
- EPC reception certificate for the heating installation AND/OR
- Original boiler invoice with technical specifications AND/OR
- Photos of the boiler room if access is not possible AND/OR
- Technical documentation of heating and hot water installations (heating installation plan)
- Cogeneration installation certification certificate
⚠️ For apartments in co-ownership with shared central heating: access to the central heating room is mandatory during the visit. If this is not possible, at least one of the above boiler documents is required.
💡 Good to know: The provided documents are useful but not mandatory. Even without these documents, the inspector can still produce the certificate — however, they will need to apply default values, which are generally less favourable and will negatively impact the certificate score.
