When is the electrical inspection mandatory?
The inspection is mandatory when selling a property whose electrical installation predates 1 October 2008. If the report is compliant, it is valid for 25 years.
Who pays?
In principle, the seller must provide the inspection report. However, it is possible to contractually agree that the buyer covers the cost — this must be clearly stated in the preliminary agreement.
What if the report is non-compliant?
A non-compliant report does not block the sale. The buyer has 18 months from the authentic deed to bring the installation into compliance, at their own expense.
